Discovery

Each acquisition assignment begins with a detailed needs assessment. Our team reviews your business model, company culture, and customer profile to better understand your real estate objectives. We confirm your square footage requirements, zoning requirements, standard site plans, acquisition pricing, and preferred deal structure.

We outline how to execute your growth strategy before beginning the site selection process.

Site Selection

We take an exhaustive approach combining technology with acquisition advisors on the ground to identify every site that meets your real estate requirements in a target trade area. We take into consideration the following when building out a target acquisition list:

  • The right cotenant mix or other area draw factors
  • Traffic volumes, patterns, and correct traffic flow direction
  • Good visibility and ease of access
  • Real estate use matches if considering an existing building, or zoning requirements allow new construction
  • Site financials (cost of construction, cost of rent) meet financial objectives
Site Selection

Pre-Offer Research

Once a target site is identified we do more detailed research and analysis into the surrounding area before making an offer. This includes:

  • Basic financial analysis and modeling
  • A review of all on-market listings
  • A review of recent sales activity and transaction details
  • Pending developments
  • Changes in zoning
  • Employment growth and other economic drivers.

FAQ's about Retail Site Acquisition
In which markets do you provide retail acquisition and site selection services?

We offer full-service acquisition brokerage services in Florida, Mississippi, and Louisiana.  We offer retail site selection advisory services throughout the Gulf South and US.

What is different from working with you and a local commercial broker?

We specialize in retail acquisition including land, existing structures, and re-zoning for re-development. Our process has been tested with national credit users and a wide range of concepts from QSR to fuel and entertainment venues. We are experienced operators so we understand the transaction from an asset management perspective beyond that of a traditional broker.

What tools do you use to identify sites?

We use a wide range of GIS tools and industry databases along with our internal database of property owners, asset managers, brokers and developers. We also have agents on the ground working within the trade area to understand the physical nature and positioning of real estate.
